Up-front analysis yields new opportunities for revenue in mixed-use development
Capitol West
Madison, Wisconsin
Insightful structural solutions have enabled the Alexander Company to increase the return on its investment in a mixed-use development in downtown Madison. When the development company was exploring the reuse of a hospital tower, Arnold & O’Sheridan’s structural engineers analyzed the structure. They found that the tower could be renovated for the same cost as building new, but in a fraction of the time. They also found that additional floors could be added to the tower as well as the adjacent parking deck to enhance the project’s profitability.
Resourceful solutions for stacking uses on the site created new avenues for revenue generation, reduced the impact of land costs, and increased acceptance by the surrounding neighborhood.
Project features
- 126 condominium units in an 11-story concrete tower with an adjacent three-level parking ramp
- Townhomes and retail space
- The elimination of unnecessary bracing improved efficiency in the condominium units, allowing for higher pricing per unit
- A temporary bracing system allowed construction to proceed without the addition of
expensive permanent systems, reducing construction time and cost
